Overall purpose of job :
Resposible for general administration/ supervision/ co-ordination of the Maintenance Department, including proper maintenance and repair of buildings, fitures, fittings and equipments, as well as technical improvements, preventive maintenance and utilities consumption control.
Main activities / tasks :
1/ To supervise closely all maintenance personnel in the performance of their duties and delegate duties and responsibilities as required.
2/ To handle facilities management, including general building repair and maintenance, temperature control, electrical and plumbing works; telecommunication system; responsible for smooth function of office equipment and maintenance of IT system; and functional condition of alll fire alarm system and fire fighting equipment.
3/ To establish regular planned property servicing programme in accordance with Company's standard.
4/ To assist in developing and implementing a comprehensive Preventive Maintenance programme.
5/ To negotiate and secure Preventive Maintenance Programme Contracts for equipment and system which are deemed to be necessary for servicing by contractors.
6/ To conduct inspection, at least twice a month, of building with particular attention on defective or deficient life safety features and observe closely the condition of all operating equipment/ system.
7/ To control and monitor closely all utility comsumption and energy efficiency of all equipemnt/ system and to ensure optimium energy usage by all departments, forwarding any suggestions for replacement of energy in effecticient equipment and to report all wastage of energy to management.
8/ To coodinate with Project staff on the hand-over of facilities and rectification of defects.
- Bachelor of Science ( Engineering)
- Basic M&E knowledge and building structure.
- Good interpersonal and communication skill.
- Personality traits: Firm and tactful
- Physical requirement: Medically fit
- Other requirement (if any )
